Old Street Phase 1 is a mixed-use scheme which comprises of office and retail accommodation. Office accommodation is provided by two buildings at 211 Old Street and a new studio building.
In July 2023, the Imtech group company rebranded to Dalkia.

Approach
As the client wanted to allow businesses into the building before full commissioning was complete, we needed to find ways to expediate parts of the delivery, this included drawing out the project three-dimensionally to allow the design team to fly or walk the client through all areas of the building and comment directly, shortening the approval process. The project’s design was heavily architecturally driven, with no ceilings, which meant Dalkia’s services were all fully exposed. The setting out and drawings had to be accurate from the outset.
Result
We delivered the project on time as well as enabling the client to show floors earlier than anticipated to potential tenants, given the innovative workarounds at design stage. Working in a partially live environment, the exemplary health and safety record of the team was maintained. The introduction of the business safety awareness schemes such as; Come Home Safe and Be Sharp, contributed to this and had a positive effect on all of the site team.
